LEASING DEPARTMENT
- Our agents make certain that your property
meets the three top priorities to be rented quickly. 1-The property
is rent ready for immediate move in. 2-That the property has
maximum exposure in the market. 3-That the property is at the
right rental price.
- We integrate multiple advertising
venues through signage, local newspapers, The Rental
Hotsheets©, MLS©,
AccessArizona.com©, rentaz.net©, renttrader.com©,
and Corporate referrals. All available for the highest
exposure of your property.
- Thorough tenant screening by researching and
verifying rental history, employment history, credit reports
and check for criminal records.
- We will negotiate the lease and terms with
the prospective tenant for you.
- We sign a year lease (unless otherwise
agreed upon by the owner), which is approved by the Arizona
Association of Realtors®©.
- Our full time Agents study the market daily
to be completely informed and able to advice our owners to current
rental strategies.
MAINTENANCE DEPARTMENT
- Our maintenance division takes the discouraging
part of real estate investing away by handling all of the property
maintenance. Working directly with tenants, vendors and builders.
- We keep the owners best interest in mind with
all maintenance issues.
- Straight pass through maintenance. We don't
add anything to the bill. You pay what we get billed, nothing
more.
- 24-hour emergency service.
- Periodic property inspections to ensure the
property condition and compliance with the lease terms.
- Look after all HOA violations.
- Owner notification and approval on all work
over $200.
- Competitive and fair bidding on all jobs by
our pre-selected vendors in all fields, guaranteeing quality
workmanship.
ACCOUNTING DEPARTMENT
- Our accounting services will eliminate the
hassle of collecting the monthly rent and dealing with those
who do not pay. With skilled collecting tactics and employing
full time lawyers specializing in the eviction process.
- Filing taxes with the city the property is
in.
- Provide 1099 forms at the end of the year
- Mail out monthly statements on each property
on the 10th of each month. Stating all incomes and expenditures.
- Send out renewal leases for the property when
the lease is expired. Making modifications as requested by the
owner.
- Charge and collect late and or legal fees
as needed.
- Go through the step-by-step process of getting
a tenant evicted from the property in a quick and timely manner.
COST OF SERVICES
- Monthly management fee for each property is
$55 (vacant or occupied) or 9% of the rent collected.
- Lease up fee to get a tenant is $350. We do
guarantee our tenants. All though we can not guarantee against
the human element (i.e. death, accident, divorce)

We do require $200 in each account for maintenance
work that may occur.
